We will screen your tenants for credit record and background; hold deposits in a State regulated trust account; collect rent & direct deposit it for you; supervise professional cleaning & maintenance of your home; disburse payments to reliable service people; and issue you a 1099.
We will keep you up-to-date on changes in Homeowner Association rules, changes in your home’s value, and most importantly, changes in rental rates – by email or letter.
If you want to sell with us, we’ll analyze your home’s current value and show it to best advantage. We are tough negotiators so you’ll get the best price and terms.

We network closely with established Realtors© in Sun City and can place your home on the Multiple Listing Service where over 10,000 local Realtors© can view it for their clients. For secure Realtor© access, we can put a MLS keybox on your home. We may even hold Open House because we’ve found that residents will recommend a home to friends – the best advertising.
We actively help your renters settle into your home and give them tips on how to enjoy Las Vegas, because a contented client becomes a repeat renter who respects your property and then recommends it to their friends.

Long-term (one or more years’ lease) tenants in unfurnished homes are responsible for phone, gas, electric, cable, water & garbage, while the Landlord pays sewer, homeowner association fees, and property taxes. Sunland Homes organizes and supervises preventative maintenance on your home such as spring & fall landscape maintenance and heat & air service. We promptly service home problems like garage door springs breaking or a refrigerator motor stopping on a weekend. Rapid service makes tenants content and protects mechanical systems from further deterioration.
A furnished vacation home can rent in the high season, December through April, from $1700 to $2200 (the latter rate if it has a city or golf view). In the low season, May through September, the same home will rent from $1200 to $1400. People may stay a month or two to see if they can tolerate the summer heat but they won’t pay full price for the experiment! You pay all utilities with a $200 limit, or cap, on electric/gas combined.
A furnished home that rents longterm – over 6 months – can range from $850 to $2200 per month, depending on the views (strip, city, golf course or mountain views, the length of the lease, and the home size from 1000 sq.ft. to nearly 3000 sq.ft. Tenants pay phone, gas, electric, cable, water & garbage, while the Landlord pays sewer, homeowner association fees, and property taxes.
That commission fee pays for excellent care of your property, expertise in dealing with renters, and our extensive exposure on MLS, Internet, open house, and in the local community.
We don’t charge fees for initial setup and we don’t get paid until your home is rented. If you are not happy with our services, you can give us 30 day’s notice and keep all further tenant income for only a $100 transfer fee – no further commission is charged.
If we aren’t doing our job for you, we don’t deserve your business. Period.
